General plumbing, done once and done properly

This is the everyday plumbing that keeps a house running: dripping and seized taps, leaking joints, failed isolation valves, noisy or knocking pipework, toilets that will not stop filling, basins and baths that drain slowly, radiator valves, outside taps, and supply and waste alterations when something is being moved. Owen McDonagh has been a qualified plumber since 1998, holds an NVQ Level 2 in Plumbing, and does this work himself rather than sending an unknown operative.

The difference on smaller plumbing work is almost entirely diagnosis. A wet patch on a ceiling can come from a waste joint, a supply pipe, a failed shower seal or condensation, and each has a different fix. Guessing means opening the wrong thing, replacing parts that were never faulty and coming back twice. We trace the actual cause first, explain what we have found, and then repair it.

Smaller jobs are charged at an hourly rate, typically £60 per hour depending on the work, with emergency call-outs at £120 per hour. Quotes are free, larger pieces of work such as bathroom or kitchen plumbing are quoted at a fixed price after a survey, and payment is by card or bank transfer. Gas work is handled by a Gas Safe registered engineer brought in as needed.

Who this is for

Homeowners with a specific fault

A leak, a dripping tap, a running toilet or a slow drain that needs identifying and fixing rather than living with.

People replacing fittings

New taps, showers, valves, radiators, outside taps and sanitaryware fitted correctly to the existing system.

Households altering a room

Supply and waste moved or extended for a new appliance, utility, cloakroom or repositioned bathroom fitting.

Existing customers of ours

Anyone we have fitted a bathroom or kitchen for gets ongoing plumbing support — existing customers always get the phone answered.

What a small plumbing fault turns into

Water damage rarely announces itself. A joint weeping a few drops a day behind a boxed-in pipe will soak a floor void for months before anything shows on the ceiling below, and by then the repair involves plaster, decoration and often flooring rather than a fitting. The cost multiplies with every week the fault runs, which is why the cheapest possible moment to deal with plumbing is the day you first notice it.

Slow leaks also breed problems that are not obviously plumbing. Persistent damp behind a bath panel or under a kitchen unit rots chipboard and timber, lifts flooring, and creates the musty smell people put down to ventilation. Where water tracks near electrical cabling or a downlight it stops being a maintenance issue and becomes a safety one. Blocked or poorly falling waste runs cause smells and backing up that get worse in warm weather.

The other escalation is a burst. A tap or valve that has been stiff and weeping for months tends to fail when it is finally forced, and a failure on a mains supply pipe empties a great deal of water into a house very quickly. Knowing where your stopcock is and having failing valves replaced before they seize is the difference between an inconvenience and an insurance claim.

Common mistakes we are called in to fix

  • Tightening a weeping joint harder instead of stripping and remaking it, which usually distorts the fitting.
  • Treating recurring blockages with chemicals rather than finding the fall or the obstruction causing them.
  • Fitting a new tap to worn, seized isolation valves and discovering there is no way to shut the water off.
  • Boxing pipework in with no access, so any future repair means destroying the finish.
  • Ignoring a slow drip because it looks minor, when the damage is happening out of sight in the floor.
  • Letting non-Gas-Safe hands near anything gas-related — that work needs a registered engineer, full stop.

How the job runs

01

Call and description

Tell us what is happening and when it started. We will tell you honestly whether it is urgent, whether it can wait, and roughly what is involved before we arrive.

02

On-site diagnosis

We trace the actual source rather than replacing the obvious part. That may mean isolating sections, checking waste falls, or testing under pressure to find where water is genuinely coming from.

03

Explanation and price

You are told what has failed, what the options are and what it will cost — hourly from £60 for smaller work, fixed price after survey for larger jobs. Nothing proceeds until you agree.

04

Repair or replacement

Joints remade, valves and fittings replaced with accessible isolation where possible, pipework rerouted or supported, and everything left so the next repair is not a demolition job.

05

Testing and clean finish

The repair is run under pressure and drainage checked, the area cleaned, and the work covered by our one-year guarantee on plumbing and parts.

What you actually get

Diagnosis before parts

The cause is found first, so you are not paying for a replacement that was never the problem.

Transparent hourly pricing

Smaller jobs from £60 per hour depending on the work, emergency call-outs at £120 per hour, and free quotes on larger work. No mystery figures.

No upsell

If a repair will do, we repair it. Straightforward work for local homeowners is a large part of what we do and it is not a route to a bigger sale.

Serviceable repairs

Isolation valves fitted where they can be reached and access left where pipework is concealed, so the next job is quick instead of destructive.

Insured and guaranteed

£2 million public liability insurance and a one-year guarantee on plumbing and parts, from a Which? Trusted Trader.

The phone gets answered

Emergency cover runs 24/7 and the phone is always monitored — one of the most common themes in our 172 Checkatrade reviews is communication.

Plumbing work in detail

Plumbing in Bedfordshire housing stock ranges from modern pressurised systems to copper and older pipework in period cottages. These are the areas we cover most often and how each is approached.

Taps, valves and brassware

Dripping taps are usually cartridges or seats rather than the whole tap, and we will say which. New taps are matched to the system: a low-pressure gravity system will not run a tap designed for mains pressure. Failed or seized isolation valves are replaced as part of the job so the fitting can be serviced in future.

Leak tracing and pipework repair

Leaks are traced by isolating sections and checking under pressure rather than by opening walls speculatively. Copper, plastic push-fit and compression joints all fail differently. Repairs are made with the right fitting for the pipe and the location, and pipework is properly clipped so it does not knock.

WCs, cisterns and waste

Continuously filling cisterns, weak flushes and leaking pan connectors are common and inexpensive to sort. Slow-draining basins, baths and showers usually come down to trap condition, fall or a partial blockage further along the run — we check which rather than pouring chemicals in.

Showers and water pressure

Poor shower performance often traces back to system type rather than the shower. We check whether the property is gravity-fed, combi or unvented, then advise on thermostatic bar valves, electric showers or pumped options that will actually perform on that system.

Radiators, valves and heating pipework

Radiator replacement, valve changes, moving a radiator for redecoration or a new layout, and dealing with leaking joints on heating pipework. Boiler and gas appliance work is handled by a Gas Safe registered engineer called on as needed.

Alterations for new fittings and appliances

Supply and waste extended or rerouted for a new washing machine, dishwasher, utility sink, outside tap or cloakroom, with correct fall on waste runs and accessible isolation on supplies.

Older properties and previous DIY

Period houses around Ampthill and the Bedfordshire villages frequently contain mixed pipe materials, buried joints and previous DIY work. We would rather spend the time making a section right than adding another fitting to a run that is already compromised.

Common questions

Anything not covered here, call Owen McDonagh on 07533 646033 and ask. Quotes are free and the phone is monitored 24/7.

How much does a plumber cost per hour?
Smaller plumbing jobs are charged at an hourly rate, typically £60 per hour depending on the work. Emergency call-outs are £120 per hour. Larger pieces of work such as a bathroom or kitchen are quoted at a fixed price after a free survey.
How quickly can you attend a leak?
For genuine emergencies — a leak you cannot control, drainage backing up or loss of water — we run 24/7 cover and the phone is always monitored. Call 07533 646033 and we will tell you straight away what we can do and what to isolate in the meantime.
Are you qualified and insured?
Owen McDonagh has been a qualified plumber since 1998 and holds an NVQ Level 2 in Plumbing. We carry £2 million public liability insurance, are Which? Trusted Trader endorsed and hold a 9.83 out of 10 Checkatrade score across 172 reviews.
Do you do gas and boiler work?
Gas work is carried out by a Gas Safe registered engineer we bring in as needed. General plumbing, pipework and heating pipework alterations we handle ourselves.
Can you find a leak if I do not know where it is coming from?
Yes — that is a common call. We isolate sections and test rather than opening up walls and ceilings speculatively, so the damage caused finding the leak stays as small as possible.
Is the plumbing work guaranteed?
Yes, one year on plumbing and parts. Tiling, where a repair involves it, carries a two-year guarantee.
Will you try to sell me a whole new bathroom?
No. If a repair is the right answer, we repair it. Everyday maintenance work for local homeowners is a normal part of the business, not a lead for something bigger.
How do I pay?
Card and bank transfer are both accepted.
Do you cover plumbing outside Ampthill?
Yes — Flitwick, Bedford, Luton, Dunstable, Milton Keynes, Hitchin, Harpenden, St Albans and the surrounding Bedfordshire and Hertfordshire villages.
Do you look after previous customers?
Always. Existing customers get the phone answered, including out of hours, and that is deliberate — it is why so much of our work comes from repeat customers and recommendations.
