Not every job is a refit. Most households need someone reliable for the small things: a sink that empties slowly, a shower that gurgles, an outside gully that overflows in heavy rain, a WC that will not flush properly, a leaking waste under a kitchen unit, sealant that has failed around a bath, or a tap that needs replacing. Four Seasons Bathrooms does this work for local homeowners and for existing customers as a matter of course.
Drainage is the largest part of it. Blockages are almost always caused by something specific — fat and food waste in a kitchen run, hair and product in a bath or shower trap, wipes in a WC branch, or a section of pipe with insufficient fall that has been collecting deposits for years. Clearing the blockage is the immediate job. Identifying why it happened is what stops you calling again in three months.
This work is charged at an hourly rate, typically £60 per hour depending on the job, with emergency call-outs at £120 per hour. Quotes are free, larger remedial work is priced as a fixed job, and payment is by card or bank transfer. Owen McDonagh has been a qualified plumber since 1998 and holds an NVQ Level 2 in Plumbing, so the person diagnosing your drain is the person who fits bathrooms for a living.

Several minor plumbing and maintenance items dealt with in one visit, which is far better value than three separate call-outs.
Straightforward repairs between tenancies and quick responses to reported faults, with work that is guaranteed and insured.
Ongoing support after installation — existing customers always get the phone answered, which is why so much of our work is repeat business.
Drainage problems escalate in a predictable way. A partial blockage restricts flow, the slower flow lets more material settle, and the deposit grows until the run blocks entirely. At that point waste water backs up to the lowest opening in the system, which is usually a ground floor gully, a shower tray or a WC — and it arrives inside the house rather than outside it. Cleaning up sewage in a bathroom is a very different job from clearing a slow trap.
Failed sealant and slow leaks work the same way, just more quietly. A split sealant line around a bath lets water past every time someone showers. It soaks the edge of the floor, swells the board, lifts the vinyl or loosens the tiles, and eventually shows on the ceiling below. The householder sees the ceiling stain and assumes a burst pipe, when the actual cause has been a five-minute job that was left for two years.
There is also the cost of repeat call-outs. Paying somebody to clear the same blockage three times in a year without ever establishing that the pipe has inadequate fall or a damaged section is money spent to stand still. We would rather find the cause, tell you what it will take to fix it properly and let you decide, than book ourselves a return visit every quarter.
01
Tell us what is happening, which fittings are affected and how long it has been going on. Multiple fittings backing up at once points to a different problem from one slow basin.
02
We establish where the restriction or fault actually is, whether that is a trap, a branch, a main run, a fall problem or a damaged section.
03
The blockage is cleared or the fault repaired, working from the least invasive method upward rather than opening things up unnecessarily.
04
We run the system properly afterwards, not just the fitting you called about, to confirm the flow is genuinely restored along the length of the run.
05
You get told what caused it, what will stop it recurring and what any further work would cost — with no pressure to do more than you need. Plumbing and parts carry a one-year guarantee.

These are the jobs that come up most often in homes across Ampthill, Flitwick, Bedford, Luton and the surrounding villages, and what each one actually involves.
Kitchen runs block from congealed fat combined with food waste, often at the first bend or where the run has insufficient fall. Clearing it is the start; if the run itself is the problem, re-laying a short section with proper fall will save you years of repeat blockages.
Hair, soap and product build up in traps and short branches. Slow drainage in a shower can also point to a trap that is too shallow for the flow or a waste run with inadequate fall under the tray, which is worth knowing before the tiles go back down.
Wipes and non-flushable items block WC branches; weak flush and continuous filling are cistern faults rather than drainage. Both are common, both are inexpensive if dealt with before the branch blocks fully.
Gullies silt up with leaves and grit and overflow in heavy rain, which then puts water against the base of the wall. Clearing and checking the gully and its connection is straightforward work that prevents damp problems.
A gurgle when another fitting drains, or a persistent drain smell, usually means a trap being siphoned or a venting issue rather than a blockage. Fitting an appropriate air admittance arrangement or correcting the trap solves what chemicals never will.
Old sealant is stripped fully, the joint dried and cleaned, and new flexible sealant applied — never a bead over a mouldy one. Also: tap cartridges, pan connectors, flexible hoses, isolation valves, shower hoses and heads, and loose or leaking waste connections.
For landlords, the same faults recur across a portfolio: seized isolation valves, tired sealant, blocked kitchen runs, weak flushes. Dealing with them on one planned visit between tenancies costs materially less than reactive call-outs.
