What kitchen fitting involves when it is done properly
Fitting a kitchen is four jobs happening in one room: joinery, plumbing, electrics and finishing. Units have to be levelled and scribed to walls and floors that are rarely square, worktops have to be templated and jointed, sink and appliance waste and supply runs have to be reset, and sockets, lighting, extraction and appliance circuits have to be positioned before anything is fixed in place. Get the sequence wrong and the fridge does not fit, the socket ends up behind a cabinet, or the dishwasher waste is dropped into a run with no fall.

Why badly fitted kitchens cost more than they save
A kitchen carries water, waste, electricity and heat within a few square metres of chipboard and worktop. When water gets into that, it does not evaporate. A dishwasher connection left slightly loose weeps into the base of a cabinet for months; the carcass swells, the plinth stains and the floor beneath it rots. A worktop joint left unsealed around the sink cutout does the same from above. By the time the damage shows, the fix means removing units that were meant to last twenty years.
The other common failure is co-ordination. Where a fitter installs units and leaves the plumbing and electrics to whoever the homeowner can find, the room sits half-finished waiting on trades. Meals get cooked on a worktop in the hall, appliances sit boxed in the dining room, and each trade blames the last for the socket that is now inaccessible or the waste that will not reach. This is the single biggest reason kitchen projects run over.
Then there is the safety end. Appliance circuits, extraction and sockets near a sink are not general handyman territory. Under-rated cable to a hob, no isolation for a built-in appliance, or an extractor discharging into a void rather than outside are all things that pass unnoticed until they cause a fault or damp problem. Our own qualified electrician handles that work as part of the job.

- Ordering units and appliances before the room has been measured properly and the services located.
- Fitting units to a floor that has not been checked for level, so worktops and doors never line up.
- Leaving sink and worktop cutouts unsealed, which is the most common cause of swollen carcasses.
- Connecting appliance wastes into runs without adequate fall, then blaming the appliance for smells.
- Positioning sockets and isolation switches after the units are fixed, when they can no longer be reached.
- Venting an extractor into a ceiling void or cupboard rather than to outside air.

Strip-out and first fix
The old kitchen is removed, then plumbing, waste, appliance circuits, sockets, lighting and extraction routes are installed to suit the new layout while the walls are open.

Units, worktops and appliance install
Carcasses levelled and secured, doors aligned, worktops templated, jointed and sealed, then sink, taps, appliances and extraction installed and connected.

Testing, splashbacks and handover

Kitchen installation detail: materials, methods and variations
The finish of a kitchen is decided by decisions made before the first unit goes on the wall. Here is how we approach the main ones on kitchen fits across Ampthill, Flitwick, Bedford, Luton and the surrounding towns.
Rigid and flat-pack carcasses
Rigid units arrive built and are quicker to install but less forgiving on out-of-square walls. Flat-pack units are assembled on site and can be adjusted more easily. Either way the run is set out from a level datum, packed off the floor as needed and scribed to the wall rather than forced against it.
Worktops: laminate, solid wood, quartz and stone
Laminate is cut, jointed and sealed on site, and the quality lives in the joint and the cutout sealing. Solid timber needs oiling and expansion allowance. Quartz and granite are templated after the units are fitted and installed by the fabricator, which changes the sequence — the sink and hob choice must be final before templating.
Sinks, taps and water supply
Inset, undermounted and Belfast sinks each need different support and sealing. Boiling-water and filtered taps need their own supply, isolation and often a socket under the sink. Mains pressure and system type are checked at survey so the tap chosen actually performs as expected.
Appliance plumbing and waste runs
Washing machine, dishwasher and fridge supplies are fitted with accessible isolation valves. Waste is run with proper fall into a trap arrangement that will not siphon or hold water, which is what prevents the smells people wrongly blame on the appliance.
Electrics, lighting and extraction
Our qualified electrician handles socket positions, appliance circuits, isolation for built-in appliances, under-cabinet and ceiling lighting, and extraction. Extractors are ducted to outside air with the shortest practical run, because a recirculating compromise leaves moisture and grease in the room.
Splashbacks, tiling and finishing
Tiled splashbacks, upstands and full-height tiling behind hobs are set out by our own tiler and guaranteed for two years. Junctions between worktop, wall and tiling are finished with flexible sealant so movement does not crack the line.
Older properties and awkward rooms
Period and older Bedfordshire houses often have sloping floors, uneven walls, buried previous plumbing and limited existing circuits. Those rooms need scribing, packing and honest pricing rather than a standard fit, which is why the survey happens in the room and not over email.

- How much does it cost to fit a kitchen?
- Kitchens are quoted at a fixed price after we have seen the room, because unit count, worktop type, appliance work and how much the services have to move all change the job. Quotes are free, and the only caveat is genuinely unforeseen issues found behind units or under floors.
- Can you fit a kitchen I have already bought?
- Yes. Labour-only fitting of units bought from any supplier is standard for us, and because the plumbing and electrics are in-house you do not need to arrange separate trades around the fit.
- How long does a kitchen fit take?
- It depends on the size of the kitchen, whether the layout moves and whether stone worktops are being templated, which adds a wait between fitting units and installing the tops. You get a realistic written timescale with the fixed-price quote.
- Will I be without a kitchen the whole time?
- There is a period with no sink or appliances, and we tell you at survey which days that covers so you can plan. Because one team runs the whole job, that window is as short as the work realistically allows.
- Do you handle the electrics and the plumbing?
- Yes. Plumbing is done by Owen, a qualified plumber since 1998, and electrical work by our own qualified electrician. A Gas Safe registered engineer is brought in where gas appliances are involved.
- Can you move the sink or the appliances to a new position?
- Usually yes. Moving a sink or dishwasher means re-running supply and waste with correct fall, and moving appliances means new circuits and isolation. We check what is achievable at the survey and price it in the fixed quote.
- Do you do the tiling and splashbacks too?
