The most common MK call-out. Tiles fixed to unsealed board, silicone doing the waterproofing, and a tray upstand relying on one bead. Two to five years later the grout darkens at the corners, the floor edge softens and the ceiling below marks. There is no cosmetic fix — the wall goes back to substrate, gets tanked and gets retiled.

Wall-hung fittings on unreinforced plasterboard

Basins, concealed frames and rails fixed with plasterboard anchors into a timber-frame wall with no noggins. They loosen, then they crack the pan connector or the basin. Refits here mean opening the wall, adding real timber and fixing into it, which is work you never see and always feel.

Screed floors and buried pipework

In many seventies and eighties MK properties, pipework runs in the floor screed. Moving a WC or shower is not a case of lifting boards, and a leak can be under solid floor. We trace and plan those runs before quoting rather than pricing a fantasy layout.

Extraction ducted nowhere useful

Internal MK bathrooms and en-suites depend entirely on mechanical extraction, and a surprising number vent into a loft void or through a crushed flexible duct. The moisture goes into the roof structure instead of outside. Correct sizing, rigid ducting and a proper external terminal is the fix.
