What a full bathroom installation actually involves

A full bathroom installation is far more than swapping a suite. It means stripping the room back, dealing with whatever is found behind the old tiles and under the old floor, reworking hot and cold pipework and waste runs to suit the new layout, wiring lighting, extraction and shower supplies to current standards, boarding and plastering, tiling, then fitting sanitaryware, brassware, screens and furniture so every joint is sealed and every surface is level. Four Seasons Bathrooms carries out all of that with one team: Owen McDonagh, a qualified plumber since 1998 holding an NVQ Level 2 in Plumbing, alongside his own electrician and tiler, with a Gas Safe registered engineer brought in when the boiler or gas work requires it.

That single-team structure is the point. Most bathroom projects do not fail on the tiling or the plumbing — they fail in the gaps, where the tiler is waiting on the plumber, the electrician never turns up and a week disappears with nobody answering the phone. When one person prices the job, sequences it and answers the phone throughout, those gaps stop existing. You deal with Owen from the first survey to the final handover.

We work supply-and-fit or labour-only. If you have already chosen your suite, tiles and brassware, we will fit them. If you would rather we handled the sourcing and specification, we will do that instead. Either way the room is quoted at a fixed price after we have physically seen it, with the honest caveat that genuinely unforeseen problems behind walls and floors can affect the final figure. What happens when a bathroom is fitted badly

A bathroom is one of the few rooms in a house where poor work stays hidden and then bills you years later. Water finds every shortcut. A shower tray bedded on packers instead of a solid base flexes with each use until the silicone joint splits, and the water goes into the floor rather than the waste. Tiles fixed to unprimed plasterboard behind a shower delaminate quietly, and the first symptom is a stain on the ceiling below. A waste run laid without adequate fall holds standing water, smells, then blocks. None of these show up in the handover photographs.

The financial escalation is the part homeowners underestimate. A failed seal that could have been prevented at first fix turns into replaced floorboards, a re-plastered ceiling, redecoration in the room below and, in the worst cases, an insurance claim with an excess and a raised premium. Where the leak sits near a lighting circuit, it stops being a repair problem and becomes a safety problem. Ripping out tiling to reach a pipe that was buried without an access point can cost more than the pipework itself.

There is also a cost in lost time. Specification, materials and methods

Two bathrooms of the same size can be built to entirely different standards. These are the decisions that separate them, and how we approach each one on installations across Ampthill, Flitwick, Bedford and the surrounding Bedfordshire towns.

Substrates, boarding and tanking

Wet areas are boarded with a suitable tile backer rather than standard plasterboard, then tanked with a liquid membrane and reinforcing tape at internal corners and pipe penetrations. Dry zones can be plastered and primed conventionally. Getting the substrate right is the single biggest factor in whether tiling survives, because a tile is only as sound as what it is bonded to.

Showers, trays and enclosures

Low-profile stone resin trays, standard acrylic trays and tiled formers all behave differently. Trays are bedded solid so there is no flex, upstands and seals are formed in the correct order, and enclosure fixings are made into supported substrate. Mixer showers, electric showers and thermostatic bar valves are chosen against the property's water pressure and system type rather than the picture in the brochure.

Pipework, waste and access

Hot and cold runs are re-set for the new layout, isolation valves are fitted where they can actually be reached, and waste runs are laid with proper fall to prevent standing water and smells. Where pipework has to be concealed, we leave sensible access rather than sealing in a future repair.

Tiling, layouts and grout

Large-format porcelain, ceramic, mosaic and natural stone each need different setting out, adhesive and support. Our own tiler sets out from the most visible line so awkward cuts land where the eye does not go, uses the correct adhesive bed for the format, and finishes with grout and flexible sealant appropriate to the movement in the junction. Tiling carries a two-year guarantee.

Lighting, extraction and electrical zones

Bathroom electrics are wired by our qualified electrician working to the zone requirements that govern what fitting can go where. Downlights, mirror lighting, shaver sockets, underfloor heating and extraction are planned at first fix, and extraction is sized for the room so moisture leaves the building rather than settling into the plaster.

Small rooms, en-suites, cloakrooms and loft conversions

Compact spaces need short waste runs, doors that clear the sanitaryware and sensible pump or macerator decisions where gravity drainage is not available. How much does a new bathroom cost in Ampthill?

Can I use the bathroom while the work is going on?

Usually yes. Moving sanitaryware means re-routing waste with correct fall and re-setting hot and cold supplies, which we assess at the survey. Where a position is not practical because of the soil stack or floor construction, we will tell you before you commit rather than after.
